The Delhi Development Authority (DDA) on April 06, 2026, notified the National Capital Territory of Delhi (Recognition of Property Rights of Residents in Unauthorised Colonies) (Amendment) Regulations, 2026, further to amend the National Capital Territory of Delhi (Recognition of Property Rights of Residents in Unauthorised Colonies) Regulations, 2019.
The following has been stated: -
•The 2026 Amendment Regulations modify the 2019 rules for recognizing property rights in unauthorised colonies in Delhi.
•Key powers and responsibilities are shifted from the Delhi Development Authority (DDA) to the Government of NCT of Delhi in several provisions.
•A new Regulation 6A introduces a framework for the regularisation of unauthorised colonies on an “as-is, where-is” basis.
•Residential use is the default, with limited permission for small convenience shops subject to road width and size conditions.
•The amendment sets rules for infrastructure, layout planning, FAR penalties, and redevelopment, while ensuring civic amenities and compliance with building bye-laws.
They shall come into force on April 06, 2026.
