The International Financial Services Centres Authority (IFSCA), on July 15, 2026, released the Expert Committee Report on the Development of REITs and InvITs in IFSC, outlining a roadmap to position GIFT IFSC as a global hub for real estate and infrastructure financing. The report recommends expanding the IFSC ecosystem beyond India-focused REITs and InvITs by introducing Mixed REITs & InvITs and Global REITs & InvITs, alongside measures to attract long-term global capital.
Key recommendations include the introduction of Mortgage REITs (mREITs), extension of anti-greenwashing principles to ESG-labelled REITs and InvITs, amendments to the IFSCA (Fund Management) Regulations, 2025 to introduce market-oriented mechanisms such as Inducted Sponsors, Re-Designated Sponsors, Self-Sponsored Investment Managers, Fast Track Rights Issues, Subordinate Units, establishment of an Investor Protection Fund, inter-regulatory reforms to facilitate investments and listings, and tax measures to ensure parity with SEBI-regulated REITs and InvITs and enhance the competitiveness of IFSC-based investment trusts.
IFSCA stated that it will examine the Committee's recommendations in consultation with relevant stakeholders and consider appropriate policy, regulatory, and legislative measures for implementation to strengthen GIFT IFSC as an international gateway for real estate and infrastructure financing.
